Why Install an Insulated Garage Door?

Cold weather months are on their way to the Northeast.  Your garage door is the largest moving object found in your home.  There are a number of reasons why you should install an insulated garage door.

  • Transfer of cold or hot air.   If your garage is attached to your home unheated  air will pass directly into the living areas of your house.
  • Do you spend time in your garage?  Insulated garage doors keep the interior of your garage much more pleasant during extreme temperature months.
  • If you have a living area above your garage, the hvac load will be reduced with an insulated garage space.
  • An insulated door has a quieter operation and is much more appealing to the eye than non insulated models.

When you are considering a new garage door, be sure to check out the R-value of the model and style.  Give us a call and we will answer any questions you have about the value of buying an insulated garage door.

r value chart

What is R-value?

R-Value is a measure of thermal resistance used in the building and construction  industry. Specifically, R-value is thermal resistance to heat flow. Many manufacturers use R-values to show the energy efficiency of their product. This number is calculated based on the thickness of the insulation and its chemical properties.

The higher the R-value number, the better the insulating properties of the material. However, an R-16 value is not twice as good as an R-8 Value. R-16 does not offer twice as much thermal resistance or twice the energy savings of an R-8 value.  A value of R-16 offers a 5% reduction in heat flow and a 5% improvement  energy efficiency than a value of R-8, not 50%.

Instant Curb Appeal for your Home

What is your first impression when you drive up to your home?  Is it inviting and pleasing to the eye?  We are talking about what real estate professionals and architects call “Curb Appeal”.  If you are thinking of selling your home sometime in the next few years you should be very aware of your homes curb appeal.

There are a number of things you can do to improve your home’s first impression such as landscaping, new paint, remodeled entryway, new driveway, hard surface walk ways, etc.   Most of these projects require a rather large budget and can take quite a lot of time.

A New Garage Door Upgrade

If your home is like so many others with the garage facing the street it commands a large part of your homes first impression.  A new garage door can be the most cost effective upgrade you can do to increase your home’s curb appeal.  Another advantage to replacing your garage door verses the other options mentioned is that it can be done in one afternoon.  Instant curb appeal!

ADA and Pedestrian Access Garage Door

Did you know that American Rocker Jon Bon Jovi has a resturant  in New Jersey with community in mind.  The Soul Kitchen is a Community Restaurant, a non-profit  program run by the Jon Bon Jovi Soul Foundation.  There are no prices on the menu; customers donate to pay for their meal. If you are unable to donate you may do volunteer work in exchange for your family’s meal. Here’s a little blurb from their website:

“It’s about the older lady who pulls into the handicap spot. She takes ten minutes to get out of her car. With a look of pain she comes to the door and says she is glad to be here because she needs to get out of the house. Yes, she is willing to fold napkins, polish silverware or write thank you notes to be here to do her part. She is seated at a table with people she has never met. Awhile later you can hear laughter from the back of the room. She is smiling, laughing and enjoying the company and her meal. She leaves later, walking a little straighter, with a smile on her face. She says, “Glad I came; it’s the best medicine. See you Thursday”.

The access to this resturant is provided by Arm-R-Lite doors, a Titan model ADA pass door.  Arm-R-Lite is one of our top Garage Door suppliers.  Take a look at this innovative door in this video.  Give us a call if you have a commercial access need.  We can help you solve your problem.

Amarr Garage Doors

Amarr Residental and Commerical Garage Door Installation

Steich Overhead Doors is proud to supply, install and service Amarr Garage Doors.  They have over 60 years of quality garage door manufacturing in the USA and provide you with a product that will give you years of service.  Check out their warranties on Amarr Garage Doors.

Here are some common issues that our customers have with their existing doors.  This information is from the Amarr website.

• My door squeaks when it opens and closes. Springs, rollers and hinges can squeak and be noisy. This is caused by normal use and does not necessarily indicate a problem. Before calling a professional service technician, use a spray-on lubricant (recommended specifically for garage doors). If the noise persists, call a professional garage door installer for service.

• The Cable is frayed.  Contact a professional garage door dealer/installer. Do not attempt to remove, repair or adjust springs or cable. HIGH SPRING TENSION CAN CAUSE SERIOUS INJURY OR DEATH.

• Garage door does not open smoothly, but in a jerky motion or with loud noises.  This may be due to the lack of maintenance of the garage door or garage door opener.  Consult a garage door dealer for a service check-up.

• When I push the button on my garage door remote, the garage door doesn’t open.   This could be due to several issues.  The most common is that your garage door remote may need the batteries replaced.  The safety photo eyes on your garage door opener may be out of alignment or your spring(s) may be broken.  Please consult your local garage door dealer for help.

• My garage door does not close all the way, but goes back up into the open position.  An object may be blocking the path of the photo eye sensors of a garage door opener or the photo eye sensors of the opener may be misaligned.

• I have a black residue on the exterior of the garage door.  These marks are caused by the oil-coating that is on torsion springs.  Care for your garage door with an annual washing of the door to remove these marks.

• The bottom of my garage door has rust spots.  These rust spots may be caused by salt used during the winter to melt ice and snow or chemical splatter from a driveway cleaner.  Make sure to clean your garage door with water and soap to remove any debris that may remain on your garage door exterior.

Garage Door Care and Maintenance

Take a few minutes to inspect and test your complete garage door system. Make monthly inspection and testing a part of your regular routine. Safety is everyone’s business. Make garage door and garage door opener safety automatic in your home.  Consult owner’s manuals for additional recommended maintenance for your models of door and opener.

Garage Door Opener Tests:  Reversal Test, Force Setting Test, Additional Safety Devices
Garage Door Visual Inspection:  Springs, Rollers, Pulleys, Cables and Track Lubrication, Door Balance.

There are routine safety and maintenance steps that you should follow once a month. Review your owner’s manual for the door opener. If you don’t have the owner’s manual, look for the opener model number on the back of the power unit and request a manual from the manufacturer.

Garage Door Opener Reversal Test

Make sure your opener has a reversing feature. If a reversing feature is not present, it should be replaced. Garage door openers manufactured after January 1, 1993 are required by federal law to have advanced safety features which comply with the latest U.L. 325 standards. Contact your manufacturer or installer for additional information.

Test the reversing feature every month.

First, test the balance of the door (see “Testing and Maintaining The Garage Door”). If the door is properly balanced, then proceed.

With the door fully open, place a 1-1/2″ thick piece of wood (a 2″x 4″ laid flat) on the floor in the center of the door.

Push the transmitter or wall button to close the door. The door must reverse when it strikes the wood. (Note that the bottom part of “one piece doors” must be rigid so that the door will not close without reversing.)

If the door does not reverse, have it repaired or replaced. Have a qualified individual adjust, repair or replace the opener or door.

Garage Door Opener Force Setting Test

Test the force setting of your garage door opener by holding the bottom of the door as it closes. If the door does not reverse readily, the force may be excessive and need adjusting. See your owner’s manual for details on how to make the adjustment. Test the reversing feature after any adjustment.

Additional Safety Devices for Garage Door Openers

Many garage door openers can be equipped with additional safety devices. Consider adding a photo eye or edge sensor as an extra measure of safety to protect against entrapment. Keep in mind that adding more safety devices will not make an old opener meet the current U.L. standards.

Make sure the additional safety devices, such as photo eyes or edge sensors, are properly installed and adjusted (see owners’ manual).

Never remove, adjust or loosen the screws on the bottom brackets of the door. These brackets are connected to the spring by the lift cable and are under extreme tension.

Perform routine maintenance steps once a month. Review your owner’s manual for the garage door. If you don’t have a manual, look for the model number on the back of the door, or check the lock handle, hinges, or other hardware for the manufacturer’s name and request a manual from the manufacturer.

Visual Inspection

Look at the garage door springs, cables, rollers, pulleys, and other door hardware for signs of wear. If you suspect problems, have a qualified person make repairs.

Lubrication:  Regularly lubricate the moving parts of the door. However, do not lubricate plastic parts such as plastic rollers and plastic idler bearings. Consult the door owner’s manual for the manufacturer’s recommendation.
WARNING - Springs are under high tension. Only qualified persons should adjust them.

Garage door springs, cables, brackets and other hardware attached to the springs, are under very high tension and, if handled improperly, can cause serious injury. Only a qualified professional or a mechanically experienced person carefully following the manufacturer’s instructions should adjust them. The torsion springs (the springs above the door) should only be adjusted by a professional. Do not attempt to repair or adjust torsion springs yourself.

A restraining cable or other device should be installed on the extension spring (the spring along the side of the door) to help contain the spring if it breaks.

Door Balance

Periodically test the balance of your door.  Start with the door closed.  If you have a garage door opener, use the release mechanism so you can operate the door by hand when doing this test.

You should be able to lift the door smoothly and with little resistance. It should stay open around three to four feet above the floor. If it does not, it is out of adjustment. Have it adjusted by a qualified service person.
